What is Hausmarket?

Hausmarket is the online platform where you describe, configure, cost and compare a new house — and then find the builder who will build it in the UK.

Most self builders start by visiting companies one at a time. Each visit produces a brochure, drawings that are hard to read, and a price that later turns out to exclude things you assumed were in. Weeks pass between each question and its answer. Hausmarket compresses that into an afternoon.

You start with a conversation rather than a brochure. You describe the family, the plot, the budget and how you actually live. Hausmarket builds a house profile from your answers, matches it against models from registered builders, and explains in plain English why one fits — including what it would cost to change.

Every house is an interactive 3D model. Change the elevation from render to timber cladding, widen the living room, add a sauna, move a window: the model updates and the cost updates with it. You see the financial consequence of a decision at the moment you make it, rather than a fortnight later in a revised quotation.

Hausmarket then estimates the whole build rather than the house alone — groundworks, service connections, planning and building regs fees, structural warranty, garage, terrace and landscaping. The number you plan against becomes the number you actually spend. When you are ready, the builder receives your full configuration instead of a name and an email address.

    Hausmarket adds groundworks, service connections, planning and building regulations fees, warranty, garage, terrace and landscaping to the house price, so you are budgeting a finished build rather than a headline.

The price of the house is not the cost of the build

Builders advertise the house. You pay for the build. The gap between the two is where self build budgets break, and it is almost always made of the same handful of items.

Which external finish actually costs least over thirty years?

Purchase price and whole-life cost answer different questions, and self builders are usually shown only the first. A cheaper finish that needs redecorating four times is not cheaper.

What is Hausmarket?

Hausmarket is an online platform for describing, configuring, costing and comparing a new house, and for finding the builder to build it. You start with a conversation about what you need rather than a brochure of models, and finish with a configured house, a total build cost and a shortlist of builders.

Is Hausmarket free to use?

Yes, for the parts most people need. Browsing houses, AI recommendations, basic 3D configuration, saving and comparing houses and contacting builders are free and always will be. Advanced planning tools — quote comparison, plot analysis, the AI architect, the project room — are part of Hausmarket Plus.

Do I need to have found a plot already?

No. You can configure and cost a house before you have a plot, and Hausmarket will flag which of its estimates depend on plot-specific factors such as ground conditions, slope and connection distances. Once you have a plot, adding it makes the estimate considerably more precise.

Can I reclaim VAT on a self build?

In most cases yes. The DIY Housebuilder Scheme lets self builders reclaim VAT on eligible materials for a new dwelling, which on a project this size is frequently a five-figure sum. Hausmarket shows costs excluding VAT and flags which line items are typically reclaimable, but the claim itself is between you and HMRC and worth confirming with your accountant.

How accurate are the costs?

The house price and its upgrades come from the builder's own pricing, so those are as accurate as the builder's quotation. The surrounding build costs — groundworks, connections, fees, landscaping — are estimates based on your region and configuration, and are clearly labelled as estimates rather than firm prices.

Does Hausmarket sell houses?

No. Hausmarket is a platform, not a housebuilder or main contractor. The contract is always between you and the builder you choose. That independence is the point: we have no reason to steer you toward one builder's model over another's.

Can I change the layout, or only the finishes?

It depends on what each builder permits, and Hausmarket shows you the difference. Some models allow only material and finish choices; others allow moving non-structural walls, resizing rooms, changing ceiling heights and extending the footprint. Structural walls are marked as fixed so you never configure something that cannot be built.

Can I compare quotes I have already received?

Yes. Upload the quotes you have and Hausmarket normalises them onto the same line items, so you are comparing the same scope. This routinely changes the answer: the cheaper quote is often the one that excludes the foundations, the decorating or the MVHR unit.

What does a builder receive when I contact them?

Your configured house, the materials you selected, your budget, your plot details if you have added them, any changes you asked for, and the estimated value of the build. Instead of “I'm interested in the Model 174”, the builder sees a configured project and a buyer ready for a real conversation.

How is this different from a plot or package-home website?

A catalogue shows you what exists and hands you to a salesperson. Hausmarket works out what suits you, lets you change it, costs every change as you make it, estimates the whole build rather than the house, and compares builders on identical terms. The catalogue is the smallest part of it.

What is the Hausmarket Score?

A score out of 100 that rates a house on objective criteria rather than opinion: energy efficiency, cost efficiency, layout efficiency, maintenance burden, natural light and future flexibility. It is designed to be comparable across builders, which star ratings are not.

Self build terms, explained

The vocabulary is most of the barrier. These are the terms that decide what a quotation actually includes.

Turnkey
A house handed over ready to move into, with the builder responsible for effectively everything. Definitions still vary between companies — some exclude landscaping, some the kitchen — so it is worth checking rather than assuming.
Weathertight shell
A house delivered with structure, roof, windows and external doors complete, with internal work left to you or other trades. Cheaper up front, and only cheaper overall if you can genuinely organise the rest.
Groundworks
Everything done to the plot before the house arrives: clearing, excavation, muck-away, levelling, drainage and the base for the foundations. The single most variable cost in a self build, because it depends on ground you cannot see.
Service connections
Bringing water, electricity, drainage and broadband to the house, and the fees the utilities charge to connect. Priced mainly by distance, which is why two identical houses on different plots have different build costs.
Building regulations approval
Separate from planning permission, and about how the house is built rather than whether it may be. Sign-off is what proves the build meets structural, thermal, ventilation and safety standards.
Structural warranty
A ten-year insurance-backed warranty on the completed dwelling. Not legally required, but most mortgage lenders will not lend on a new house without one, which makes it required in practice.
U-value
How much heat a building element loses, in W/m²K. Lower is better. It is the number that lets you compare two builders' wall or window specifications directly instead of comparing adjectives.
Variation
A documented change to an agreed contract, and the mechanism by which a fixed price stops being fixed. Deciding as much as possible before signing is the cheapest form of cost control available.
